I have 2 ideas for you:

I started a pretty successful business when I was younger. At 22 years old I bought a used airplane because I always wanted to fly. Traded an instructor to get my license by giving him hours in my plane. Now the plane is worth about 5 times what I paid for it.

I bought a 2-year-old Ferrari. Sold it 8 years later when somebody offered me way too much money for it. Now I'm halfway looking for a used Ferrari 360 Spider as I think that that may appreciate in the future. Much more fun to drive than a stock. LOL

Still bullish after a complete reopening of Freeport LNG. Europe backed away from russian gas for good and will be importing US gas in the next few years, even if the war ends today.

Germany scrapped completely Nord Stream 2, realized it was too dependant on russian gas and the pipe will probably never see a single day of operation.

We're about to see an "Evergrande Group" level collapse of revenue in Commercial Real Estate. The long term health of commercial real estate, especially office rental, is very very (very) speculative owing to A. Recession, B. Work from home. I've lamented my investments recently but I always remember to be thankful by saying: "at least I don't own any Commercial Office-Space". I don't know how these LLC's will pay their bills. They won't of course and we will see a whole new round of: "too big to fail" bailouts. It sucks.
