Spent the day sleepin and did some homework. Boyfriend and I are gonna make some spicy bourbon wings and have a little charcuterie night tonight and play the last of us 2 so I'm pretty pumped for that.

On a different note, does anyone know about the fire at Cooper's hawk?

Management companies are just a reflection of what state laws let them get away. Best case, they will do the bare minimum (but usually below that because enforcement is basically nonexistent)

find an independent landlord. They can be just as bad, but I can also be really good.

I put in a request for quotes on a few local HVAC websites last fall and got a call from a WaterFurnace rep. He said he couldn't tell me for sure without an on site visit but looking at satellite images and talking about the size of our house he gave a rough ballpark of $50k. We have solar panels and he told me we would need to expect a bigger electric draw over the winter when we are currently building up a buffer that helps offset our summer cooling. That all makes sense to me. I am still interested but that price point means I will need to take more time considering my options.

Currently writing cover letters for internships after work while trying to catch up on some assignments. I’ve been wanting to watch All Quiet on the Western Front but haven’t gotten around to it.

They do send something. You are also made aware of it when purchasing the property in one of these districts. All of the "rules" have wiggle room and that is why there are monthly meeting to appeal. There is a big difference between painting your white trim grey and covering the entire side of a building with a mural. Your neighbor, who likes the historic architecture, may not enjoy staring at a giant face because you like it and hired a friend to paint it.
