I lived in the building next door (Corner Lofts) last year. Shockoe Slip is a great choice for living car-free. It has good transit access and is walkable to restaurants, small businesses, and a farmers market (on certain weekends). The closest grocery store, Farm Fresh, is about 10 blocks down Main Street. The canal walk is easy to access, and leads to green spaces and parks on either end.

There are some annoying aspects to the location, so just as a heads-up:

  • it can get pretty loud, especially if you get one of the units facing Main Street. For the Exchange Place building, I would look into whether there's good soundproofing between Square Code Fitness and the apartments above because I could often hear the music from the sidewalk/parking lot.
  • the parking lot and the alley are kind of gross, people don't pick up after their dogs and the trash isn't collected often enough so some of it ends up outside of the dumpsters. I would stick to the lobby entrance if possible.

Overall though I would say it's a good area to start off in and get to know the city, it really facilitates exploration and can be good deal with the utilities included.

This turned into a pretty long comment, but I hope it's been helpful. Feel free to reach out if you have more questions about the area!

It used to drive me crazy as well. I understand completely.

Extension admin always instructed us to not talk to media but you might be able to get some info off the record from an ag agent. The only one who's been there for years and still there (with access to records and emails and such) would be the current Powhatan ag agent. She used to be split between Goochland and Powhatan so I'm sure she's fielded some of those calls. She's a horse person too so she'd probably remember receiving those calls/doing the farm visits if she did one. She can be hard to get ahold of but just leave messages wherever you can if you have trouble catching her. I was not ag so I was just hearing peripheral info as our agents tried to navigate those reports. But I do remember the frustration and venting as we tried to figure out how to get around animal control's lack of response

Personally, I've never been harassed by teens in this theater, but plenty of grown adults have ruined my movie going experience with their talking, texting, kicking seats etc. I don't totally agree with this decision because I don't think they're taking the individual into account. What if a teen has a single parent who's they're only ride and they work weekends? That kid will never be seeing a movie here again.

But my point is moot. It's obvious they're trying to go out of business at this point.

And if you have your own rental, you could continue the tradition of BS fees, or be the cool landlords you wish you had. Haha

If you're interested in looking at buying, feel free to send me a message. I'm a licensed Realtor. I have extensive knowledge of Lakeside. (I manage 3 rentals in there too, but we charge more fair rent so nobody is even thinking of moving out!)

Yes we have been considering it. It seems like the market has cooled down and right now isn’t the worst time to buy. Our hold up is that there is a potential for our jobs to be finished here this winter or next summer so we were already on the fence about signing another year lease. If we buy we’d only be in it for max two years and then we would be renting it out too! Not sure we want to take on the pain of it but it’s hard paying someone else’s mortgage.
