It sounds like you like small, safe places with easy access to nature and an easy commute into Richmond.
If I'm reading you right, you might consider Lakeside. Closer to town, still small town feel, sandwiched between Bryan park and Botanical gardens, and a few local shops and bars.

I came here to say this. I never had the displeasure working for him or with him, but I know plenty that have been on the receiving end of his disgusting practices.

Obviously Fall 2008 was not fun for a lot of ppl. On the one hand, everyone at Circuit City lost their job. On the other hand, lots of ppl were forced to found a startup ##CreativeDestruction

Probably not. But water heaters -- at least the traditional tank-type units -- do require regular maintenance to function properly, and we all know how most landlords are when it comes to preventive maintenance.
If it has been more than a couple years since the unit was drained/flushed of sediment buildup, that, along with other neglected servicing, are likely causing the unit to perform below its potential.

No I live just north of Ashland. It’s not for partying. Im your age group and love this area but then again I’m not into partying etc. if you want a slower pace and calmer live here. If you want night life and things to do all around you live in the city

Legend has been the best to rent from in my experience. Had a friend who lived at EP and he loved it. He moved to become a new home owner. Regrets having the home.

yep someone out there every day since the protestors tried to light it on fire in 2020 (UDC largely responsible for all of the monuments spread across the South)

Yes and no.
It isn’t federally legal, and, like it or not, federal overrides state. You’re still taking a chance by having it. Even with a medical cert. Will anyone mess with you about it? Not unless you’re doing something stupid. But cops gonna cop.
And while you can have it, you can’t buy it legally without a medical cert. Which doesn’t really make it anymore legal to the average consumer than talking to their plug. Not everyone is interested in cultivating their own plants or wants to deal with the black market. I’ve got a family - I’m not gonna risk anything from some dude at the murder mart. Is it easy to find? Sure - if your friends have hookups - but not all circles do.
So, yeah, it’s legal to own (up to a limit) and MMJ is an avenue to access, but it’s not really legal to the average person that just wants a dime to enjoy their Saturday afternoon.

Interesting! I’ve only seen them in Richmond so I assumed they were local.
