Preliminary breakdowns by precinct have been calculated.
It looks like Richmond was the most competitive (45/43/11 B/R/A) and Henrico (East End) was the most lopsided (90/7/2 B/R/A).

Including insurance in that, you have Markel and Genworth. There are also several smaller agencies like Kinsale and Elephant in town.
Also, while Richmond is not the headquarters for many companies, there are many employers with large administrative presences including Capital One, Truist, Well Fargo, and UPS.

Commenter isn’t wrong. I recently purchased and went through the same process. List price was not getting you a house-we had to put at least 10-20k over to even stand a chance.
On the few that returned comments to us (they did this after we started including offer letters), they all said we were beat out by cash offers they just couldn’t refuse.

That hasn’t stopped after 3+ years. Put offers on 7 different houses in late 2020 before finally getting accepted. We got feedback from several sellers that we were beat out by cash offers.

Appraisals almost always work out in the favor of the buyer. We ran into that same fear last summer when we bought our first home. In my opinion, the hardest part is done for you 🥹

Oddly enough, I was waiting for a flight one day when I saw a Delaware North rep doing a walk-through of changing away from Caribou and was waiting for this to finally come. Glad it was this. At the end of the day, it will still be mediocre operators but hopefully supplying the shops won't be as abysmal as they were under caribou.
