This depends entirely on the location of the house and other factors, and the difference between assessed and true value (before sale) still comes down largely to the fact that the last assessment was in 2012 and doesn't account for vast changes in the housing market since then.

The work in that house isn't limited to a paint job but you are committed to missing the point here. And I don't know what "perfect solution" you are imagining here, I've already acknowledged that no solution is ideal. Only one of us thinks the current model is even remotely acceptable and it's not me! Please go project your goofy arguments on to someone else.

If you just moved, you need to tell your post office you moved into your new place. We don't read minds and forwards affect the mail received at your old address.

If you have lived there, sounds like you never emptied your box frequently so the carrier sent all your stuff back.

End of the day it's on you to take care of your belongings and the carrier is doing their job. Hope this helps

Not really a thing here. Even communitues that are set up like that with a gate and a gate house almost 100% of the time have no guard and gate is open.

Whatever that gate is keeping out in Texas isn't a problem here. The new construction here is mostly 25 miles from downtown. Comparably that's probably like being 500 miles from Dallas.

Venues/bars that have shows to look into that would have locals (as well as touring acts) and I’m having punk/metal in mind: Mr. Roboto Project, Gooskis, Rock Room, Whisper Nest, Mr. Smalls Funhouse, Club Cafe, Black Forge, I am forgetting a bunch here.

Bigger venues for national touring acts: Stage AE, Mr. Smalls Theater (same location different room/vibe), Thunderbird, Roxian Theater, Spirit

For instance, the stock is restricted, so getting equity from it is harder than unrestricted shares. Are they doing this to be nice and "motivate their employees since they now have an ownership stake" or are they doing this b/c it's cheaper than paying them more, and they want to pat themselves on the back that they're being nice to their employees while not giving raises or cutting salaries or jobs?

Another lefty gun guy here. Check out r/socialistRA and r/liberalgunowners for some likeminded folks. The Pittsburgh chapter of the SRA seems to be pretty active, and I became a member, though haven’t used them as much as I should.
