That’s my guess, that it covered 2/13 to 3/12, and the landlord is asking for the rest of March to catch up, and assume regular payments 4/1.
But that’s just a guess and OP needs to ask his landlord

Yes they are terrible. My previous HSA was sold or something there and I transferred it to Fidelity. Was painless, just provide info to fidelity. Unfortunately you can't do that until you leave your employer.

$700 is all in, with a few trips to restaurants, all alcohol, etc. That's 100% of our consumption per month but could be cut more as we shop at Aldi and Costco exclusively, and buy 1/4 cows for freezer beef that last us about 18 months. Does that seem high?
Maintenance on cars, no kidding, should be about $200 a year. We drive about 6k miles a year per vehicle so we are looking at 2 oil changes per year per vehicle. Won't have to even think about other maintenance or tires for a few years.

He has a record of "paying rent" via checks to my grandma in law ($400/mo over 25 yrs), but how does he prove the thousands he's spent on home renovation/repairs/maitance and remodels over the years?

I believe AGI includes this which is applicable for me:
- net capital losses (up to $3000)
Both of these helped me reduce my AGI, but still a bit over the limit.
https://www.investopedia.com/terms/m/magi.asp says MAGI needs to remove deductions from "passive income/loss"... But not sure what that means, and if it includes (1).
The IRS worksheet 2-1 does not mention (1) so I think my AGI = MAGI?
I will definitely go the trad IRA/backdoor route in the future.. I do have losses for all $6000, so removing all seems like an easy solution?

Certainly has. However, past performance isn’t a good indication of future performance. Plenty of massive companies all around the world that are continuing to grow.
Used to be where if the US markets are performing poorly, the whole world followed. It’s no longer that way, European and Asian markets operate independently. An example is during Covid, the US struggled to obtain micro chips and various supplies since we rely heavily on foreign goods.
Again, VTSAX is diverse and a viable option. I’ll stay more diversified since I cannot predict the future.

It would save you some interest. I would still it off early as if it were a credit card though.

You have to dig in and look at the individual transactions. I'm not familiar with the Optum interface but I'd be surprised if your balance just spontaneously increases one day without any activity details.

17ish percent, so if I threw it at some 22% cards (rates have been getting wild lately) there could be some savings to offset the interest for a couple months.

That's awesome, make sure you subtract boots and gloves and stuff but it seems like you're on track there. Also make sure you're filing taxes properly for it but I assume you know about that.

Have you tried temp agencies? I’ve had pretty good luck with them getting me into the door and then getting hired on full time with the company I was placed with.
