Was in peru recently and sea lions were washing up on shore, unable to break the wave to get back out. My S/O's family was trying to revive a nonmobile sealion by pouring water on it but it was fruitless, because all along the shore stronger sealions couldnt break out. It was bird flu, I don't know why you are being downvoted, it seems to be a known serious issue with marine life and could be correct.

Be aware taxes and cost of living will increase dramatically. Being you are WFH there are maybe better options in the US before NJ. NJ is great but it has its own unique problems you don’t notice until you’ve lived there for a while.

You are aware the NJ is more than just JC and Hoboken? I actually did the opposite I moved from NJ to Scottsdale. If no car JC or Hoboken would be best, but they feel more like neighborhoods in NYC than NJ

Hi, thanks for replying. I did not receive the truth in renting document from the landlord when we signed the lease. I'll check with my GF once again tomorrow in case it's only on her email and I wasn't CC'd on it. However, the lease does not mention "Acknowledgement of Truth in Renting".
Anyways the document says as per TRUTH-IN-RENTING ACT N.J.S.A. 46:8-43 through 50, "Landlord" means any person who rents or leases or offers to rent or lease, for a term of at least 1 month, dwelling units, except dwelling units in rental premises containing not more than two such units, or in owner-occupied premises of not more than three dwelling units, or in hotels, motels or other guest houses serving transient or seasonal guests."
The Rent Security Law (N.J.S.A. 48:6-19) also states "The Security Deposit Law applies to most residential rental properties, including mobile homes. The exception is an owner-occupied two-, or three-family dwelling. A tenant in an owner-occupied two-, or three-family dwelling may, however, make this provision applicable to their tenancy 30 days after sending a written request to the landlord that the landlord fulfills the requirements of the Security Deposit Law." Since my apartment was owner-occupied, I'm not sure if the entire act is exempt or certain sections of it are exempt. But the lease does mention "The Landlord will fully comply with the Rent Security Law (N.J.S.A. 48:6-19 et seq.).".
Due to these, I'm curious about what special privileges owner-occupied landlords have that make them exempt from these laws and what rights tenants have in this situation.
I also want to know that since I did technically stay for 9 hours after the lease ended, does that mean I owe him the entire month rent and will that take precedence over him refusing to return the security deposit/itemized deductions within 30 days.

It's restaurant week. You can get a four-course meal at Chez Josephine on 42nd street for $45 each including dessert. Piano player, great ambience, and a memorable experience.

Grew up there and know folks still there. It’s gotten more bougie (Whole Foods instead of Food Town) but still seems pretty nice.

Go to philly instead. Much better bang for your buck if your budget is 200. Take her to the 4 seasons rooftop, absolutely breathtaking.

Surveying, wind farms, sonar. Although they say there’s “no evidence their sonar is killing whales” which is bullshit and they can say whatever they want. The three dolphins that were just dead and washed up off Sandy Hook just so happened to be at the same time there was surveying and sonar boats in that area. But it’s all a coincidence. Sonar kills whales and other marine life, and that is proven. And that’s what’s happening in front of all of our eyes.

Jumping in on this - I could use someone in the Hackensack area to take care of my 1990 Mazda Miata. It spent its entire life until now outdoors so the red is now more of a pink, and some nice person left a fist-sized dent in my quarter panel last summer.
Not looking for perfection, more like... decent from 10 feet away without a ton of sloppy over spray.
