It’s not like I said Haddonfield. It sounds like they are unfamiliar with the area and there are sometimes options this time of year especially closer to Ferry Ave. I know RU-C students who have made it work. Not sure of OP’s circumstance.

Washington Heights NYC is probably farther along with gentrification than Camden. I'll admit I haven't even visited Camden in a decade since it was one of those areas where a wrong turn could lead to ending up becoming involved in a negative statistic.

I've been bidding around North NJ for a while and I haven't won one yet. New Yorkers moving into the suburbs offer with escalation clauses / no contingencies / no inspection and crush the other 10-20 offers.

I liked a house and I am planning to put in an offer which I feel would be accepted. However this is an area we have narrowed down on based on the neighborhood and also the commute to work for me and my wife.

Thanks for this information, i checked the flood risk factor for this property and it has a very high chances of getting flooded in future.

Splurge Bakery in Milburn delivers to the berkley heights area and it is really easy to order with their website. I had them make a wedding cake and wedding cookies and they were amazing quality/looks and also tasted amazing.

Oh and check for flood damage. A lot of areas went through massive damage. Drive near the Parks on a bad thunderstorm and you'll see flooding.

Yeah, it’s the difference between a one bed apartment and a 3 bed house with backyard and parking. I know lots of people who can technically “afford” to leave Camden, but they would rather be hood rich than suburban poor.

People here are full of shit. The only time I’ve ever been robbed and broken into is when I lived the suburbs. Camden is more depressing and boring than it is terrifying.
