Interesting. I say it all the time but I moved up here from Texas, the land of "y'all." I notice it right away when I hear it in adults and I only run into it once a week. I'm more likely to get made fun of for using it than heading it. Which is fine since it's all in good fun and I'm glad I escaped Texas.

I'd prefer global cooling honestly

Everyone’s getting downvoted for saying this; but I’m taking a balanced approach. I really do understand the tragedy of global warming (climate change). I mean, the entire ecosystem is disrupted, and who knows what that will lead to… however, I sure do love the warmth and lack of snow. And I’m going to enjoy it!

It actually just barely beat the record set for that day about 100 years ago. It's the overall climate trends we should be looking at; winters have almost certainly become overall milder in my lifetime, with snaps of freak winter weather.

It's 45 every day with and occasional -/+15 degree swings. The ground in my yard isn't even frozen. Ticks are going be brutal this year.

Tewksbury is a shithole, but Twerksberry? That place is fuckin' LIT.
Alternate punchline: "Twerksberry?! Man, Twerksberry still owes me fifty bucks!"

They aren't. It's from social media. A middle aged woman who browses TikTok is more likely to send that in a work email than I am to hear from one of my students.

I lived there for a couple of years, and I have lot of family that still does. The biggest cons are the traffic. 38 backs up and it binds up almost the entire town because of how it's laid out.

The schools are OK, but it has the same problems as all the suburbs in the area. Also near the state hospital is the gun club. It's a very active club, so if you are in that part of town, consider the noise.

Sell it to a flipper. Get them out of there. It's not safe. Sounds like the place is a total rehab. Could cost $$$$ to fix it. Like $100,000 just a guess based on what you have described. This isn't a handyman job.
Eta: They could see if they would qualify for a re-fi with cash back to fix the house...but then they would have a 30-year mortgage again.

You're not wrong. Though in Texas at least, you need to be going at least 75 at all times to get anywhere in the state without stopping for the night.

If your range is 500k-800k and you have or are planning to have kids it’s a good option. Right on 93 as well. Route 38 is not great though.

I guess it depends what you're looking for. Schools? Jobs? Closeness to 495?
Home values tend to be cheaper than its neighbor, Wilmington.

It may be un-repairable and need to be torn down, or may be so expensive it's not worth it, and you would not recoup the investment. What your describing is major structural damage.

Texans drive like massholes, but the traffic down there is going at least 75 mph and the drivers all have guns.

I feel like your last two sentences describe traffic as it was always meant to be done.

Yikes! They are WAY over priced for this area. I would encourage you to look at other places if you have not signed on the dotted line.
