I used to live at 9 Regent. Loved the loft style apts with amazing views of the Statue of Liberty. They also have a pool in an adjacent building you can go to. The Biergarten can get noisy on the weekends with bros yelling. Management has a reputation of taking most of, if not all of, your security deposit and that area floods bad if there’s ever another super storm like Sandy. Other than that I really enjoyed living there!

$4.5k/mo budget should be plenty to get what you want (1BR + office or 2BR) as long as you are willing to do slightly older buildings. You will have a better chance of negotiating with privately owned condos vs larger rental buildings.

Hi! So I have an amazing 1-bed/bath apartment at 88 Morgan. It’s a condo building and my unit is currently leased through mid summer 2023. While it’s not a 1 bed + office/den, it’s. 850SF unit which is roughly the size of 2-bedrooms nowadays.
The unit also has spectacular views which face three directions:
- The statue of the liberty (which you see the moment you walk in)
- The freedom tower to the left
- All of NJ to the right.
It’s honestly a great building with awesome amenities which include an outdoor pool and an indoor Grotto and spa.

Get a Citibike membership to get around quickly. Use it to commute to PATH, around NYC, and even Hoboken. It cuts your "walking time" by a lot.

I love it more everyday I'm here. So much stuff is getting built. All we need is a true supermarket and we'll be set! You can see what's coming over the next 2-3 years. Being close to the park is nice. My block alone as a coffee shop, liquor store, and a deli. MY building is BeLa Apartments. Right here in the area there are a few more. All old factories which have been converted into apartments.

Not a lot of options to negotiate rent downtown, unless they seriously overprice it and it sits and sits.
Because the housing market in the burbs is so screwed right now, renters that would normally leave and buy a house are just continuing to rent, for one thing, and in general besides that some first time homebuyers are still fearful of interest rates, even though they don't realize those rates of a couple years ago were really abnormal and not coming back . This past couple weeks anything decent downtown in the rental market priced fairly goes in a week or less, basically depends on how easy it is to show.

Eh, they started looking for people who don't get off at WTC/Brookfield. Especially on weekends when it's nice out. Though if you just duck behind the seat, they usually can't see you, if they look at all. That said, when I get stoned, "Hide from authority figures" is not exactly a thing that fills me with good vibes.

You have to know what to order from the archer. In my opinion they have the best cocktails in jersey city next to lofi and wurst bar. But their food can be hit or miss.

You will have a lot of options. I used to live right above the Grove street station but recently I moved to Liber State Park area. I work in Manhattan I'm looking for bang for buck. Can 4.5k get you a nice apartment right by the train? Yea of course. But if you do decide to do that 10-15 min walk or even the light rail, that 4.5k will stretch to a 2+ bedroom. I live in an apartment now which I pay $3,100 for. 1br with.a den which I use an an office. My building has 3brs for 4200. All the building in my area have the same price point or cheaper. If I were you I'd look at Paulus hook area. I'd also recommend my new area but I understand it's more than a 15 min walk. I usually just take the light rail to get around Jersey City.

Do you have a car? Work fully remote?

As far as tips and tricks. Go directly to the building leasing offices and speak to them directly. If you can, a 2 year lease will drop your monthly cost.

for doorman/elevator buildings you can look at grove point, 50/70 columbus, mandalay/portofino (condo, but owners rent it out), newport (not near grove st, but i assume newport station is ok too), avalon cove (also newport station). these are some of the slightly older high rises, though their 1.5-2br prices are starting to be 4.5-5k i'm hearing, but you might catch a lower floor one in your price range

Its not unheard of... The Russian Federation has many state's in it that function independently of the federal government in Moscow such as: the Jewish Autonomous Oblast that is completely autonomous of Russia but exists inside of it; the 22 ethnic minority republics that have their own constitutions, languages, and legislature (but are represented in foreign affairs by Russia); and four okrugs-they basically they exist within Russia but are basically self governing and have the right to leave Russia if they wanted (now would Russia allow it who knows). Plus, PR is basically an independent state within the borders of the US. Thus, its not unheard of to have independent states within a larger governmental body, especially in federations.

I moved into VYV last month. $4300 for a 1 + den. 950 sqft. 9 min walk to Grove St Path.
I toured about 10 buildings in the area before picking this, looking for the same thing as you. Happy with my choice.
