Wtf? Have you seen Ferris High School? Half the land is a massive FIELD. Furthermore, when I went to (another) highschool, we didn't have a football team because we didn't have a football field and everyone turned out okay. City schools can't accommodate EVERY single sport... However, I'm pretty sure that Ferris is one of the few schools that does have enough room for a baseball field on its property already!

Well, that's a chicken or an egg thing. If the ferry received enough money that it could cut the cross-Morris-Canal fee to $2 and operate every 15 minutes for three months, maybe usership would rise a lot.

Then, if the ferry could operate every 15 minutes for three months with the price increased to $5, maybe it would make enough extra money from all of the extra passengers that it could survive without the subsidy money.

They usually dont care since you dont speak to the landlord directly. Rents are really high because of the way all big property managers are using the same third party for pricing and smaller landlords see that and follow suit although they are more open for discussion for good tenants

Also i strongly feel this is going to end badly as we go into the year . There is no way these kind of high interest rates by Fed doesnt hurt the economy over long term as without the rent decline the inflation does not come down to the 2% mark. This kind of price greed eventually dosent end well for everyone involved

This is not correct information and that’s part of the problem. It’s easy to dupe tenants who just repeat what they hear and who don’t read and think critically for themselves. The state statute regarding rent control (the NJ Newly Constructed Multiple Dwelling Law aka NJSA 2A:42-84.1 et seq) and the Jersey City rent control ordinance (Chapter 260) have very specific requirements about what needs to have happened and when in order for a building to have an exemption for rent control. There is no “one size fits all” automatic 30 year exemption. And not all exemptions are for 30 years. As a matter of fact, the default for all buildings in Jersey City is that they are subject to rent control unless specific requirements have been met.

Perpetuating incorrect information allows both the city and landlords to take advantage of tenants who don’t know better.

Now for the cya: I’m not a lawyer but I do know the local and state rent control laws very well. Feel to DM for specifics if you like.

Theres a couple reasons you might still want a metrocard. One is that OMNY restarts your 12 ride count every Monday, so if you're visiting from out of town you might be better off with a 7 day unlimited card (depending on which days of the week you'll be using it). They also haven't quite finished rolling OMNY out everywhere; I know the Roosevelt island tram didn't have it as of last month, and maybe there's some other niche services that haven't been updated yet.

Aside from that i really like OMNY, though. They seem to put a lot of thought into it.

The only consideration for you should be:

  1. what do you care about more space or views?

  2. which station do you like more? Grove Street or the combo of Newport + exchange place.

As far as I can tell, iron state manages both buildings and they do a good job with most of their properties in Hoboken and jersey city. They always have insanely low available inventory because they are pricing intentionally at market as opposed to above market.
