GREAT TO KNOW about newport and colgate clock. I live right next to the colgate clock so this would be great. Would I just go in through that gate that is sort of open? I've seen that before. And it's fenced there right? I'll go walk by :)

That not too crowded aspect is changing tho. Last few times I've gone it's ended up with lots of people. Not that it's a bad thing but seating was limited. Otherwise, it's still a great spot and one of my favorites in the area

Let all these cry babies downvote me. People who go to the gym regularly and aren’t afraid to the leave the house are the healthiest people to be around. I went to a gym in Hoboken with no mask all throughout COVID. Never got it.

Under the Colgate clock. It is an unofficial dog park that is big grassy area. Morris Canal park is the same. Unofficial dog park. Always dogs of leash playing fetch at both.
Newport dog park is “private” but nobody has ever checked my residence info and I’ve been going there almost daily for 1.5yrs.

Parking sucks after 7pm. But you'll usually find something, just be prepared to park a block or two away. Or worst case park near a corner and roll the dice on a parking ticket.

Not sure what your schedule dictates but if you can 4-5:30pm is pretty decent time, you should be able to get anything you need with relative quickness. Otherwise call it 7:30-8:00pm the after work crowd thins out and again you can get to pretty much anything you need.
If you can pull a lunch hour run that's also a good time. I know that's impossible or pretty hard for most of us these days though.
I can't speak to the before work crowd because I'm not a total masochist.

You're on the right track. Often times these gyms use median income when deciding where to expand. With Jersey City having such a large population, the median income is 41k. We know most people downtown make much more than that if rent in buildings is upwards of 4k in a high-rise at this point. Seems like a lot of these large corporate gyms have to catch up.
Space is probably also a concern, but I can't see why one of these developers won't come to an agreement for a large commercial gym before they build. Seems like an easy way to make a ton of $ off first-floor commercial.

I grew up in the heights but moved out 12 years ago. I left because of how densely populated it was and far from the light rail. Plus parking was always a nightmare.

What part of the Heights? I tend to think it’s a lot easier than Philly. Less density and parking authority enforcement is not as crazy as Philly. You just will have challenges after 6-7pm at night.
