Out of principal for one thing.

NY area is the only place in the country that runs this scam of renters paying realtor fees and I'd rather spend 10 minutes typing this up and getting a handful of answers to validate my research. I value my time but I can't imagine I'd put in enough hours doing this myself to make a realtor worth it.

Can afford != should pay.

I put enough caveat's at the top that if you still feel compelled to read and respond this way, shrug.

Second the Silverman buildings. They build their places like fortresses. I lived in a building with 98 other tenants and never heard a PEEP from neighbors. There is no such thing as soundproofing, but the Silvermans get as close as possible (and the buildings are soooo clean and well cared for, too).

I have no idea why you wouldn’t just hire a realtor instead of going through this much effort to even type out this post, much less maintain a 50 row spreadsheet of buildings. At $5-6k a month surely you can afford one.

I’d recommend you look into Silverman buildings. They’re the best landlords and have some properties in your budget range. We’ve lived in a Silverman apartment near Hamilton Park for several years and can’t recommend them enough.

I do fine with the opticians attached to LensCrafters in Newport Mall. No idea what they are called though.

My wife goes to Hudson Eye next to Journal Square.

Both places had minimal wait times, and we had no complaints about service. But we just get basic checkups, nothing more advanced.

Lotta great sounding stuff on paper and theoreticals whenever people want to make a case for this stuff in schools and go on about esports on a more serious level, but fact of the matter is generally a majority of esports orgs are insanely overvalued and often not even profitable. It's such a tiny fraction of people who go on to actually make anything out of it and generally they're not even the people playing the games.

Even some of the best people playing certain games can barely rake in conventionally good esports and sponsor money, fighting games in general are notorious for not being something that pays awful well even if you win some of the biggest tournaments. A lotta these guys get more from pushing out usual content creator flow or shill lifestyle brand wares.

Definitely worth a go reading this article for insight on this subject. This NYT article is also a good one as well.

No esports aren't going to up and die any time soon but people are getting straight up lied to if they're getting sold this grandiose sales pitch vision that if Little Timmy uses any free extracurricular time playing games during the school day that he'll go on to crush Korea's best at EVO and make mom and dad millionaires and develop all sorts of skills he wouldn't have acquired anywhere else in life.

LOL! I actually do live in this neighborhood and while I can't speak for everyone I'd personally appreciate it if outsiders such as yourself didn't try to ruin improvements to the area like this building. This neighborhood has been on the rise, when these apartments come so do new businesses. If you want to delay progress in your own neighborhood please feel free but don't come into our neighborhood to try to push your agenda on us.
