Which “luxury” building is this? You should just post the building details so they can look it up and decide if that’s a fair price or not. For example, if they can get a separate 1BR at a price close to what you are suggesting, they should just do that. No need to not disclose information and create unnecessary back and forth

You cannot charge a prospective tenant any of the fees you've described. You are the one in the "begging" postion. I've never heard of a lease takeover where the prospective is expected re-imburse amenity, and ESPECIALLY should never be expected to reimburse tranfer fee or deposit. These are ridiculous asks.

Despite what others are saying (it doesn't matter what your opinion is of the insane downtown rental prices, below/above market is objective to existing rates at a location), you are correct that for the building and location in downtown, as well as floor level, (and Manhattan view) it is a decent deal. But no one will bite if you are asking for those fees to be paid. It leaves a bad taste. Also, don't know if you have noticed but rental rates have slowed and are decreasing slightly. Unfortunately you may have to offer lower in addition to not asking for anything but application fee.

Check out Hoboken Social Club, you can find them on Google or social media if you have. Large group of mid 20s to mid 30s. They put on a lot of free or discounted events in the area (trivia nights, happy hours, trips to wineries and sporting events). Free to join, no membership required. Met a lot of interesting and like minded people.

I wonder if Amy Degise self-reported her crime to her school district as required by law? She also needs to report the outcome of the case to the school district she works in. She is a public elected official, so obviously the district knows of this case, but it should still be reported through official channels to the district she works in.

It's so frustrating. As you say, the times at the station are accurate, but the Google data and NJ transit app aren't right.

Edit: After looking at the NJ Transit website, it seems pretty clear that they don't expose this data:

I'm going to file a request ticket with them to expose this data, but presumably there's some reason they haven't so far

It's an overpriced cookie cutter rental with zero character, in an apartment building in an overpriced area of a non major city, next to transportation everyone always complains about on here, with overpriced fees for "amenities" you don't want and won't use. For $4300/mo you can pay a mortgage on a very nice real house with a real kitchen and private outdoor space.

And not have to "be responsible for paying [their] amenity fee...($975), $1000 transfer fee, $75 per person as an application to the building...and reimbursing [them] for [their] deposit of $1500. 😂😂😂😂😂😂😂😂😂😂🤡
