More people move in the spring/summer. Grad school & undergrads let out and people come here for jobs, teachers move in the summer usually due to scheduling and new jobs, and families move in the summer due to not wanting to pull kids out of a district during the year. So, yes, the prices will go up and yes the demand will be much, much higher.

I totally agree, and it's such a nice place to live. I have a lot of single friends who live over there and they love it.

I don't think it's that dramatic. But it's hard to say. Rent prices are driven by a myriad of factors in a given market. What often happens is that there's more concessions in the off periods. Maybe two months off which seems to be common these days.

Thank you :) Monday to Friday I really won't be around much bc I work my main job and then a second job after work a few nights a week. I just want to be able to go out on weekends if I want.

I live in that area and while it is quiet and more families it is an easy enough walk to get to restaurants/bars, transportation and grocery stores. If the price is right and youre not trying to socialize every night of the week then i think you would be fine in that area!

It's a fine walk to pretty much anywhere you'd want to go.

It's a nice neighborhood and there are handful of bars or whatever nearby. But by and large Jersey City is nothing near what Hoboken is. And the problem with Hamilton Park is it's a bit of walk to the PATH at either Grove Street or Newport so it's not especially easy to get to Manhattan either. If you're okay walking 15 minutes to downtown JC you'll find a few places that are good. Down by the waterfront and in Paulus Hook there's a few bars there like Taqueria and Zeppelin Hall down at Liberty Harbor that are good spots but that's a good walk, possibly an Uber from Hamilton Park. There's also some rooftops along the Hudson but again that's a hike. If you're dead set on Hamilton Park I guess you could walk through the mall and hit the light rail to Hoboken (sort of a weird walk back at night though) and that's still maybe 15 minutes.
For reference I lived in Paulus Hook down by the marina which is a wonderful neighborhood, but the light rail goes right through the middle of the neighborhood so it was easy to get places and Grove Street PATH was only a five minute walk. Even though the Paulus Hook bars aren't exactly raging and close often before midnight the ease of being able to get either to Manhattan or Hoboken made it worth it. I could be in the heart of the village in 15 minutes because I was so close to the PATH. And price wise it's not really any more expensive than Hamilton Park area at the low end at least, and a lot quieter.

Thanks for this input I appreciate it. I'm not the type that's like out every night/every weekend. I just want the option to go somewhere if I'd like to.

Uff. Hamilton Park (and, Paulus Hook for that matter) strike me as a much better fit for young families, or people already in a relationship. Also, no that many restaurants or bars near the water that you will want to frequent all that often. Ondo is incredible, Domo Domo is really good, Lokal is good, and so is the place across from it. But, honestly, that's it. Nothing else that way.

Definitely a lot of families there and few singletons. Hoboken may be more your speed for a more amped up social life.

Buildings sell in waves. What you’re seeing is likely a new wave of units put up for sale.
How large a wave is depends on market environment. They don’t want to flood the market.
And there’s still a lot of delays on things like appliances, so doing this might also be impacted by units that don’t have fully fleshed out kitchens.
And no buyer of new units will buy without knowing the max # they can sell at once. That heavily impacts the value of your unit and if it would even be possible to sell. You may not get a mortgage either if the number is too high since the lender could be stuck with it. Or take a heavy loss.

One of the owners is listed in Epstein's black book. Benny Shabtai.
Don't support this company. Another sleazy billionaire raking profits in the NJ cannabis industry.

This is actually a 2021 leaked revision of the Foster design and I don't think it looks great on the WTC site because of One WTC. However, I could imagine it looking great in JC. Here's what I imagine this building to consist of:
- Floors 1-3: Shopping center
- Floors 4-30: Offices
- Floors 31-55: Hotel
- Floors 56-90: Residential
- Floors 91-92: Observatory
I think this would be great for JC as it could be a new shopping center, 26-story office building, 24-story hotel, and 34-story residential building all in one.

Well I don't think the Bjarke Ingels tower is going to get built at World Trade Center anyway. I think Silverstein is going back to the Foster design which the foundations already exist for. Either way nothing will be built until it makes sense to do so and they find an anchor tenant.
As far as the B.I.G. building being adapted for Jersey City, I don't see JC getting a big office tower soon. There's just not any demand for office buildings in general unless some company moved it's headquarters here instead of New York City and I'm not sure how well that building as designed would be adapted for residential use. The floor plates are probably too big.
Also the images you posted don't do the B.I.G. building justice. It's actually a decent concept that people just didn't like at WTC because it looked too precarious.

AFAIK, Shore is sold out while Park is not. I don’t think it’s as bad as 50% occupancy you are suggesting but they still have stock esp the larger units that are crazy expensive

I think it works in the JC skyline better than the WTC site. Plus, it could likely be more successful here.

Yeah it's kind of the point of a lease. If tenants could sublet, then not much point in having a lease. Landlords generally what stability in turnover, and a lease is exactly for this.

lived in hamilton park since my mid 20s and adore it, been here 7 years. close to downtown, good cafes… plenty of options close by for tame nights and more typical bars are like 10 min walk.
