This is the answer if you have a car. Very easy to get to Bayonne and they have a great selection, especially for produce.

I also like 99 Ranch and it’s very close by, but their produce is hit or miss. And I wouldn’t rely on the Grind General Store for produce unless you’re in a pinch; small selection and can be pretty expensive (one time saw a small bell pepper there for $5). They’re pretty good for dry and frozen goods though, and their coffee shop is definitely worth going to.

Do you need to commute to the city every day? If not the Heights would be great. Bus access to Hoboken path or port authority makes it accessible. But if you were commuting everyday, it’s definitely not as convenient as living near a Path stop.

I saw a woman tap her card at that wide turnstile and you know how that one kind of has a delay while it opens and closes? I honestly think she thought it took her card before she walked through but it was actually still open from the last fare and they ticketed her. I mean her Smartlink card was in her hand. I thought that was ridiculous. I am pretty sure I have done the same thing during the morning rush.

1- Yes. I am a small landlord and had to put this clause after one of my tenants called me in the middle of the night for silly things (i.e they clogged the toilet, could not change a simple light bulb, bathroom door handle was a bit loose etc). Why would the HOA charge for small repairs inside the condo though?

2- This one is weird and I would not agree to this. I have a clause where tenants are responsible for appliances ONLY if they do not report issues in a timely manner.

3- Some HOAs charge for move-in & move-out, he is just passing the charge to the tenants. I have rented in high raises and some of them do charge tenants for movein/moveout fees.

I rent below market and do not use a management company. I made this very clear to my tenants so they are aware that if they are high maintenance, I'll pass the charge along.

You should have added that to your OP. With a car, my recommendation is to drive 20 minutes to WF and TJs in the Vauxhall area, or drive 30 minutes to Wegmans in Woodbridge or the better one in Parsippany. Drive 10 minutes to Bayonne where you can hit up Costco and Lidl (across from each other) or drive a few minutes more and hit up Stop & Shop and/or Walmart. With a car, you have a ton of great options within 30 minutes of BL if you are close to the LSP area.

Sounds mostly like horseshit to me, I rented condos in the past and did not have any of this.

The appliance clause seems especially abusive.

We also now rent out an apartment in our house and we don't charge for any of this sort of thing. Granted it's not a condo, but the same general principles apply.

Two points on transit:

  • NYC is known for having really crappy and indirect public transit connections to all three of its airports. It’s hard to go anywhere on transit from any one of them. Jersey City is comparatively better just because it’s a more affordable taxi/Uber ride from Newark.
  • A huge majority of Jersey City (and really all of North Jersey) transit traffic has the sole purpose of getting into and out of Manhattan. Trains, PATH, Light Rail, etc. aren’t meant to get you “around town”
