Yes JC has one of the lowest property tax rates in the state.

Yes there are groups that warn the citizens but no one listens. They/we are called “haters”. But they/we had predicted this for more than a decade.

Too many trees blocking the sun light and they have tried over the years to seed it but between the birds eating the fresh seeds and all daycares bringing the kids into the park playing in the straw and seeds it's almost impossible a few trees would have to be removed and the area would to be fenced off for a year to allow the grass to grow

lol my building is by no means luxury. Don’t make false assumptions. the price got inflated during Covid. If you enjoy higher property tax, good for you and I’m sure you’ll be happy as you see tax keeps increasing in the next few years.

Never. If traffic is bad I take the PATH instead of the bus. Once in a blue moon I MIGHT do it but it would either be a weird circumstance (getting out of a 16 hour workday at 2 AM) or if I was running super late already.

I’m saying it’s not reasonable to apply the same rate to JC because JC’s property value is already high. You think 30k property tax would be fair for a 1B condo?

Ok I was just surprised by the glaring omission of Greenville - in fact I believe the inspiration for VIA was spawned by NJ transit stopping service to a critical bus line there. You might also find this paper of interest that defines the transit desert index - I haven’t had a chance to look at their data collected. Finally can you shed some light / provide some context around your questions and why you are asking them - it would help us help you better. Are you someone planning to move to JC? Alternatively do you live in JC and thinking of relocating ? or, do you work for the city ? Or do you work for one of the transit companies ? App? Some other reason? Also have you talked to the jc dept of transportation to see what data they are willing to share ?

Because they were already higher than what JC was paying, so a "5% hike" wasn't necessary. Now JC is paying closer to the rates they are now.

Also just for context, JC sent me a 6k tax bill for Q4 alone (yep just Q4) last year and I’m paying about 12,000 in property tax for just a 1 bed condo, and it’s increasing again. You think this amount is “how low they were in JC” ???

lol if I leave JC due to tax, why would I choose to live elsewhere in NJ? I would just leave NJ.
Also it’s not a good comparison, because the property value of JC is already high. If you apply a 5% tax rate like some of the rest counties to JC, that would be about 30k of tax per year.

Based on your current living situation, on demand travel services (ie. VIA, Uber, etc.) are not required integral to your typical travel schedule?

Via is almost the same price as a bus and yes if there was minimal wait time, absolutely. Via has a much better app user interface for live tracking your incoming ride (very similar to Uber and Lyft). I saw other comments about bus tracking not being that great - at least 50% of that is the clunky Nj transit app .. when you do finally hit the dozen clicks to figure out the arriving bus the bus live tracking is pretty accurate

The ONE time I called them in my 20 years living here they gaslighted me saying a woman screaming bloody murder at some guy assaulting her in a parked car was “usual boyfriend/ girlfriend activity”. That tells you a lot about how they think women should be treated.
Ladies, we are on our own in this town. Better learn to defend yourselves .

The park frankly looked beautiful when it was closed during the early months of the pandemic, and the wild groundcover and grass grew unchecked for a while.
