Finding good tenants is the CORE of your business as a landlord.

Tenant screenings gets far less “time consuming” if you take care you your tenants, have near-zero turnover, and have a waitlist of folks who want to live in your properties.

You sound like you are 0 for 3 on those things, so yes, please keep using a realtor to help you place new tenants every year as you burn though the ones you have.

Seconded. I live quite comfortably here on a salary similar to OP's, but I need to live with two roommates and ditch the car to make it happen. For me, that's no big deal (in fact, I prefer to live with others and had been wanting to ditch the car for a while before moving here). However, I certainly understand that those choices aren't for everyone, and someone who feels they need to live alone and with a car would have a really rough time getting by here on $50k.

The hotels downtown and right next to Fenway park have a lot of character. It's just a cool experience to be right in the city. However, the T is it's own experience. Sort of like riding the subway in New York. You gotta do it at least once in your life!

I disagree with your premise and I disagree with your conclusion even if your premise is correct.

As for your premise, just because the government allows something to happen "up to 10%" does not mean that those who make the decisions will make it happen "at 10%."

As for your conclusion even if your premise is correct, the goals involved are not statistical—relating to the mean—in my view. Instead, the goals are based on preventing individual acts of (what seems to be) housing injustice where families have their rent increased by 100% or more by new owners.

Submitted fed, ma & ri on I believe the 4th? Got ri back a week later, got federal on the 22 (took longer because of child credit) and ma the 24th (also took longer because I had to upload proof of change of address)

It's an opinion piece. It's not an article.

I don't think you're devoid of critical thought. But based on your words, you don't seem to recognize the distinction between an opinion piece appearing in the Globe by the CEO of the Greater Boston Real Estate Board and the opinion of the Globe.
