In theory, but in practice, the bar association PROBABLY isn't going to discipline them for being a deadbeat or a tenant from hell unless they either do something that makes the news or piss someone important off. The light most favorable to the landlord here is that they previously had a lawyer tenant who was an absolute nightmare and then did everything in their power to drag out the eviction process and fight a war of attrition.

I live up on ashmont hill and would regard the area as quite safe. I’ve never had an issue with packages being stolen and I haven’t seen any locked cars broken into( unlocked cars is a different story, lock your cars!) I walk to the restaurants on Dot Ave regularly at night and never had anyone bother me. The T is still the T so you get some issues but that’s not specific to ashmont. While my favorite restaurant, the ashmont Grill closed recently, There’s still plenty of great places to eat, and things to do around here. All in all I would say definitely consider it as the area only gets better and better every year and it’s a lot more affordable than many other areas in Boston

Time in the market beats timing the market. If you really have your heart set on Boston and can afford to buy now, you should just go outside the metro area until you can find something you can afford and buy. Build up that equity, then if the situation improves in Boston, cash out the equity and buy in Boston. If not, stay where you are.

If you're ready to buy now and keep waiting, you're going to lose in the end with inflation eating away at that down payment.

You're technically allowed, but you can't really operate it at normal biking speed.
