One thing you could take off your list would be Faneuil Hall. It is nothing special and you will not be missing anything by not going. Also, you could skip Salem as it is a bit overrated especially if you have limited time and a long list of other things to see in Boston. If you do decide to go to Salem though, you don’t need to rent a car. The commuter rail goes from North Station right to Salem. If you stay in Back Bay, that would be a central location allowing you easy access to the Common/Public Garden, Freedom Trail, Old North Church, Library, Fenway, Copley Square and Newbury. Other items on your list could be accessible by T from there as well. Have fun!

Salem is easier to get to by train than by car and unless you wanted to go to Winter Island or the Willows it's all pretty centrally located and doesn't need a car. As for the witch museums you mentioned, honestly those are tourist traps. At least the Witch Village certainly is, never done the other. Better spending your time strolling around Salem, looking at buildings, checking out the waterfront, or at the wonderful Peabody Essex Museum.

Sure but that area is weird and Roadrunner isn’t just gonna carry a place to success. Roadrunner (a) isn’t that big (b) doesn’t have shows every single night (c) isn’t actually next door to brato location (d) has several other better options for food and drink actually next door.

City’s hottest music club is MGM though.

you can disable the seat belt chime on every vehicle. it's usually something like putting the turning the key to acc or single pressing the start button to turn on the electics and then just plugging and unplugging the seat belt X number of times withing a certain time period and then shutting off the car and restarting it and presto no more seat belt chime. you can do the same thing with door locking, so it either sounds the horn on lock or does make a beep or no noise at all

It's also in a weird slightly out of the way location. The mediocre places are normally at least located somewhere very central so they are still always the "good enough" option to people that are nearby. With their location, they really needed to be a destination

actually majority are college students considering its right next to a campus. but theres a small portion of people who will dedicate their morning to driving 15 miles just to reach the nearest raising canes and illegally park at the employee parking lot behind the building in hopes they wont get caught

Mostly commercial, so theres not a lot of foot traffic. The residential space that does exist tends to be on the lower income side of things, so they're not exactly the type to spend money on craft beer and expensive grilled cheese sandwiches.

Its just the vibe of a space you pass through to get to somewhere else, rather than a destination.
