Mystic Burrito just opened across the street from the Patterson theater. They allow BYOB and there’s a liquor store right across the street.

This is very true and key to understanding why Baltimore looks and operates the way it does today. Racist public policy and historic disinvestment are real and still felt, but present-day policy choices of our elected leaders (city and state), specifically in regards to taxes, infrastructure, and zoning, exacerbate the impact of those harmful policies from decades ago. We'd be better off as a city if a critical mass of residents kept this idea front of mind and took lawmakers to task accordingly.

I noticed that the developers are putting in just over a million in their own money as sponsor equity and get just about that exact number back as a developer fee. No doubt they have profits on the markup coming out of mark ups to the hard and soft costs. So with little skin in the game and grants from the state and city far out sizing what they put in, they get 51% of the equity.
This is a two person company. No employees to run projects. Likely a well connected contractor gets tossed the contract.
I'm likely just jaded, but I think 95% of these "social good" companies are only in it to get rich and could not care less about the community.

Bodegas typically contribute to food dessert conditions, per the health department. They take apples and make them 5 times the price..while selling sugary snack food at better profit margins at cheap prices.
Nbd to those w disposable income, but makes it hard for the poorest to eat healthy.

I live in a PMC property currently. Starting rent prices are quiet different now than they were when we moved in, but even with two rent increases we are still under $1500 for a 2 bed/2 bath.
I like to peruse their sight sometimes and if I recall, they have one bedrooms available at most of their properties for under your budget.

There are some in fed hill area - Byblos, zaatar, Brendali… zaatar is definitely my favorite particularly for byob, it’s just so much more spacious and is a bar converted into a restaurant and they have a blender and already have some nonalcoholic drink options on the menu that are perfect as mixers (mint lemonade)

It’s not similar. Tifs pay for new infrastructure, think streets, sidewalks, water mains. This is just straight up a bribe.

I recall this program, I believe it’s a Federal effort. From my experience in my neighborhood, though, I’m unsure of its impact - but data might prove me wrong.
I do agree that proximity usually trumps quality, especially in neighborhoods with limited options and populations which predominately don’t have private transportation. However, that’s also why prioritizing those underserved areas with quality grocers providing healthier options should be the focus, because that can also do the most positive impact.
Like I live in an area that is now considered a food desert after the closing of Mount Clare Junction’s supermarket and my car’s been in the shop for over a week - if I was less financially fortunate I would be having a tough time finding fresh grocery options via my local corner stores (they’re almost all of the plexiglass model where almost all the area within is prioritized to snacks, sodas, and tobacco and you’re lucky to find produce, fresh baked goods, or good dairy).

It needs to be light metro technology to future-proof against rising operational costs as much as possible. The line also needs to reach down into far south Baltimore--Cherry Hill, and Brooklyn/Curtis Bay (Greater Baybrook).
