Had my moms water heater go out, BGE coverage was all over it in a matter of hours. The part was older but got one from another gas company and had it replaced within in 6 hours. Honestly, I wouldn’t use any other service for gas related (water heater, gas stove or furnace) products then them. Yearly policies are reasonable as well. They take gas related issues very seriously!

If it's just a broken igniter you can probably replace it yourself today. It's a little piece of ceramic that heats up enough to light the gas, and mine broke last year from wear. I was able to get a new one same day at an HVAC supply store up in Timonium and it was an extremely easy job to replace it. Just pull out your old one and look for a part number. Might be a different story with something from 1976 though.

My ideal outcome is cash-for-keys after making demands so I can GTFO. I will still freeze while the courts do their thing.

This place is an old rowhome with lofted ceilings and 8’ windows. It would take an enormous investment to fix the insulation and replace the central heat with something capable. I don’t think they can or will based on how cheap they’ve been with minor repairs.

I am hoping that they do the math and see that paying me out is cheaper than repairs and collecting zero rent until that’s done will compound their losses and potentially stop them from renting at all if it’s too expensive to renovate up to code. Also, code enforcement might find other stuff while they were here. If I were them I’d be very worried about forcing me to get the city involved.

With enough knowledge and the right documentation I can send a demand letter over their breach of contract that is informed enough for them to just eat the loss since it’s clear I’m not dumb and am aware of the code enforcement call being required if they are difficult.

If that fails I will do the code and court stuff but my existence here sucks and I want more than just rent put in escrow. I paid for an apartment and this does not meet the legal requirements to be one. I called BGE and this is not new so they were likely aware when renting it.

I usually make a comment when I find them on special when we happen to be there, but ultimately if an order of wings costs $17 and they are amazing, well then that's what they cost.

Unfortunately, the General Manager/ Manager for the Baltimore office, HVAC/Electrical Dept. has ZERO experience in either one of these trades. He unsuccessfully ran a restaurant before joining Michael and Son’s about a year ago. Shortly after arrival, he began firing long time knowledgable technicians and managers who questioned his authority or whom he didn’t like. They are hurting for quality technicians due to this and other reasons. Their corporate office and the people who answer the phone are in Richmond, VA and have no real way to help you. They are just told to make as many sales as possible.

You unit is 47 years old. Finding a part for it may be difficult. Most technicians won’t even touch a unit that old. You may need to think about replacing the unit even though it’s an unexpected expense. For any home repair problems you may have, don’t use Michael & Sons or heavily advertised big companies. Try a smaller locally owner/operated company. They can give you a better deal because of less overhead. And they care more about quality service and customer satisfaction. Oh. And make sure they are licensed.

We use Complete Climate Services, our heat also went out few weeks ago. They came the next day, figured out the problem, said they’d have to call to see if the part is still being made if not we may have to replace our system which they said if we have the money we might want to due to the age of the system.

They called me back in 30 minutes saying they had the part in stock and could come back the next day to fix it.

Called back an hour later saying they could come by same day and fix it. I’ve liked them they seem honest, laid out multiple options and were very communicative.

sorry, but there is no ELI5 for this situation. her and her husbands behavior in their respective legal matters is completely unexplainable with any publicly known fact pattern or motive. they have something else going on and until that is known there is just this stochastic abuse of the public trust.
