Mixed use is how this should have been from the start. There’s no good reason why the TJ’s couldnt have been built like that. Its this issue of “better than nothing I guess” that keeps creeping up. Commercial real estate will be good for Downtown Providence, especially the tax base, but the new BankRI HQ probably won’t do much for the state on the aggregate versus say a new corp for the state. The current HQ is already in Lincoln, and I use HQ loosely because they’re actually owned by a Boston-based umbrella corp.

A good strategy would have at least been getting these RI companies out of the more outlying suburbs and into downtown. Amica, Citizens, CVS, and Hasbro are major employers that don’t generate a lot of “spillovers” in their local area.

It’s virtually the simplest, best old-school design that exists in order to create a flame. Spend a few minutes on YouTube looking at Zippo videos and you’ll see how easy they are to fix and maintain. My 17-year-old just resurrected an ancient (40 years old) Zippo of mine that was originally purchased in Vietnam, and it…just works.

If it’s overfilled, leave it open overnight. Then try again in the morning with less fill. You may also look into replacing the flint or extending/replacing the wick.

If there is some other issue causing it not to light, zippo will fix the lighter but you will have to reach out to them.

Source: I carry a zippo brass armor pipe lighter with me every day.

They have some old stand bus that just aren’t so hot anymore for a variety of reasons.

For my wife and I. Gracie’s is still always our fave. But we limit how often we go because of the cost.

Persimmon is really good.

Mills tavern was always a fave but there have been service issues the last few times.

New rivers is excellent.

We are super biased to the Providence Oyster Bar. Our two favorite bartenders work there. As does our oldest son. So it’s sort of our go to. But I suppose it’s not “fine dining” to most folks.

Circe is excellent.

I’d add Nicks on Broadway to this list and dump Capriccio. It was amazing back in the day. Less so now. And it’s in a basement. A basement.
