What’s the value of the claim?

If it’s less than $2,500 just small claims it.

If it’s less than than $50,000 your probably SOL unless you want to cough up $10-$20K paying hourly - no one will take a DV claim in that range on contingency because even if you win at best they break even, and unless you’ve recognized the loss by selling the car, you’re probably not going to “win”.

If it’s over $50K in DV or you want to pay out of pocket to make a point DM me and I’ll get you a name, but you’re probably still paying out of pocket unless the DV loss element alone is $100K+.

Build mixed use on the land, like every freaking study they’ve paid for has recommended.

That said, they should keep the current height and zoning restrictions (also recommended by the studies they’ve paid for) unless there is a compelling reason for an exemption. And axe Fanes stupid tower, he doesn’t have the experience to execute a project of that scale. Give someone who knows what they are doing a shot at that parcel.

Gansett Wraps in Narragansett. They have other locations in Westerly, Middletown and one in CT that I can't vouch for. They don't use Cheez Wiz, but the cheese is melted perfectly throughout the entire sandwich. 😋

The 195 commission has got to be the most delusional entity in the entire state; the commission is absolutely clueless and does not understand the immediate needs or priorities for new Providence developments. Going purely "commercial" is exceedingly misguided and ignores the immediate need for more equitable housing and mixed-use developments that the parcels should have been designated for ten years ago. And yes, you CAN have service industries in mix-use neighborhoods... just look at Boston or any other city...

It’s very weird to me fire departments started doing the same thing with a red line. Like, I don’t believe anyone was ever going after firefighters, because their entire job is to stop people from dying and they’re well respected overall.
