A lot if you count also watching games, but I also do it for fun a bit as well and quite enjoy doing it. I’d be watching sports regardless so a little income off of it is a bonus. It’s not a career by any means and the $ per hour wouldnt be worth it the way I do it if I didnt have fun doing it. I am on the addicted side of the spectrum for sure, but I am aware of ways you can do it risk free and that’s why I chimed in.

The example I used would take 5 mins max if you didn’t care about the games at all and just waited for the results. There are other ways to use promos within 5 mins that are risk free as well. It really just depends what your goal of doing it is.

A couple of things that have really helped me are regular walks, rather than have lunch with my co-workers I take a quick walk alone. This helps me reset midday, and keeps morning stressors from building all day.

Second, I started focusing on gratitude. This may not seem related, but for me rumination on things that triggered me cost me a lot of time and energy. So each night I write down one thing about myself I appreciate and five external things I appreciate. Over time this has helped me reduce fixation on the negative. For me this helps for when I have to go outside my comfort zone, I'm not already focused on negative outcomes, and can recover better if something does go badly.

Third take a look at your caffeine intake, it may be making it harder to reduce anxious reactions. Cutting back or removing caffeine altogether may help you handle stressors better.

Yeah same here. My wife makes 1/8 of what I make and I can for sure see where OPs method could cause issues for us. Right now she just checks in to see what is in the budget for something. I don’t mind spending money on her as most of the time it’s stuff that we both get to enjoy like dinners, trips, a dress for her or some jewelry. Most of the time she doesn’t even suggest anything I just buy her stuff.

The first step is to identify what is making you anxious and then figure out a mitigation plan to get that stressor out of your life. But also look into getting prescribed drugs. I was anxious as hell and had panic attacks all day every day. Then I got recommended to the brain doctor who prescribed Propranolol which helps with high blood pressure as well as blocks the cortisol dump from panic attacks so my heart wasn't beating fast all day every day. A few years later and I no longer feel the anxiety edge that I had. I'm not saying that drug will work for you, however finding the right drug combination will help lower the anxiety.

I have kids myself, and when we’re out and about, people often ask me about them to make conversation. After I talk for a while, I like to segue away from myself by asking “do you have kids in your own life, or do you get to have hobbies and vacations?” It’s always been received well, because people can talk about their own kids or niblings/relatives, or share other fun stories that are not kid related.

1031 exchange is ultimately a tax deferral. It's not "avoiding" the tax. Just fyi. But yes, likely the only way to not pay the tax now. Crucially, the property must be held for "productive use or investment," essentially it must be business property that you sell to buy like kind business property.
