No. Some 4x4 tile mfrs ship them in sheets and the webbing keeps the proper spacing during installation (just as it does with smaller or patterned tiles). Be sure to check for a pattern by spreading out a bunch in a square (I suggest at least 3’x3’) so you get a good look at how they match or relate to each other. If not, you run the risk of noticing too late, or worse having a visitor (like your father in law) point it out to you after the job is done.

Don't go cheap on tires, you won't get the load rating you might neeed.

We used these tiles in our playroom over indoor/outdoor thin carpet. They worked great for 5 years, and then started to look pretty ratty. My advice would be to choose a tile that’s pretty thick, but smooth on the top instead of dimpled. The dimpled surface made it really difficult to keep clean, especially with play-doh/crumbs/dirt you might expect in a playroom. For a longer-term solution I’d suggest rolled vinyl flooring with some thick rugs on top for comfort.

Are there any bathroom fixtures on or near the common wall? Like a sink, tub or commode? Other option would be termites? They can get into the center of a home through cracks in foundation, they typically will be in walls with moisture damage. I’d suggest having a licensed plumber inspect the areas for you to pinpoint what all is going on to help get it resolved.
